ATLANTA, GA—EDENS, a leading national retail real estate owner, operator and developer, announced today the initial slate of retail partners at Lulah Hills, the 78-acre mixed-use destination located in Atlanta’s DeKalb County. Additionally, Crescent Communities and Empire Homes kick-off vertical construction on multifamily and townhome units. Encompassing 2.5 million square feet at full buildout, including 320,000 square feet of retail, 1,700 multifamily units, 100 townhomes and multiple open green spaces, Lulah Hills is a celebration of the local community, embracing future opportunity to foster community and connectivity. Joining Publix, AMC Theatres and Marshalls, EDENS is bringing in new retail partners including Anthropologie, Design Within Reach, Herman Miller, Solidcore, Firepit Pizza Tavern, Honeysuckle Gelato, Les Mains Nail Bar and LaserAway. Additionally, local favorite Refuge Coffee will open this spring in a former fuel station at North Druid Hills Road and Mistletoe Road. “We’re excited to partner with this best-in-class group of retailers as Lulah Hills takes shape as a vibrant, connected neighborhood,” said Herbert Ames, Managing Director at EDENS. “The quality of this group, and more to come, reflects the passionate community that is established here and the realization of a world-class shopping district for DeKalb County and the east Metro Atlanta community.” Construction is now underway for Novel Lulah Hills, a mixed-use multifamily building encompassing 303 multifamily rental units from Crescent Communities, and 92 for-sale townhome units from Empire Homes. The first wave of new retail will open in Q1 2027 and the first residential units will be delivered later in 2027. Renovations are ongoing at AMC Theaters, which has been reconfigured to 11 screens. Both AMC and Marshalls have and will remain open throughout construction. EDENS acquired the North DeKalb Mall property in 2021, began demolition in June 2024 and commenced master site work in early 2025. In working to identify a vision that spoke to the diverse interest of this community and fully capture the opportunities to further reinvigorate the area, EDENS collaborated closely with neighbors, local official and additional stakeholders and aligned with the priorities outlined in the DeKalb County Comprehensive Plan.
