As Chief Development Officer, Bill Caldwell leads the Development team at EDENS. His expertise has transformed the company’s approach to all aspects of development and design, from master planning to sustainability.

Bill has more than 35 years of experience in development, master planning, urban design and architecture. At EDENS, Bill’s vision for building and enriching communities touches all these aspects. He brings unique accountability to EDENS by integrating development, planning, entitlement, design and construction. To date, Bill and his team have played a strategic role in more than 75 developments and redevelopments at EDENS, from New England to Florida in the East and from Texas to the Pacific Coast. Types of projects range from complex mixed-use districts including Union Market in Washington, DC, and Mosaic in Fairfax, VA, to redevelopments of community centers such as Preston Royal Village in Dallas, TX.

Bill is an AICP Certified Planner and LEED Accredited Professional, leading EDENS’ sustainability initiatives since the Taskforce was established in 2008. For 15 years he has worked with this team to establish benchmarks for reducing EDENS’ carbon footprint across its national retail real estate portfolio of more than 110 places. In alignment with the U.S. Green Building Council, Bill helped set the goal for all design and operations staff to be accredited LEED professionals, and to certify Mosaic and South Bay as LEED-certified for Neighborhood Development.

Prior to joining EDENS, Bill led RTKL’s Urban Design Practice based in Washington, DC, and practiced urban design and architecture in Germany for seven years. He is Vice-Chair on the Board of Directors for Montgomery Housing Project (MHP) and a member of Urban Land Institute (ULI). Bill received a Masters and Bachelor of Architecture from the University of Miami and a Bachelor of Science in Design Architecture from Arizona State University.
